There are two types of lease options: 1. a primary lease and 2. a sublet.
1.Primary lease agreements under Austrian tenancy law are for a 3-year duration, so if you are staying for a shorter time in the country, it is better to consider option 2, the sublet. However, if you need to cancel a lease, usually a notice period of three months is required.
- A sublet - the leaseholder rents the property to a third party wanting to rent. This is legal in Austria, and a great alternative if you wish to relocate before the duration of your lease has finished.
When signing a lease, you will need to provide references, proof of employment and income, history in renting, and a security deposit, which can be up to three months of rent. It's also useful to know that properties are usually rented unfurnished, so you will need to provide your own furniture and appliances.
