Moving and relocating to Austria as an expat? Starting a new adventure in Austria? Austria is in the heart of Europe. The country has a healthy and family-friendly environment, and it’s rich with German influence culture, winter sports, and vast history. The official language is German but according to multiple expats you can get by with English just fine, especially in the main cities.

Accommodation in Austria’s capital city Vienna is expensive, but still quite affordable compared with other popular European capital cities. To find a rental property in Austria, the best options are real estate agents. Rental costs can vary, depending on age and condition of the unit, location, size and fittings. All costs are also exclusive of all utilities such as energy, water and internet.

There are two types of lease options: 1. a primary lease and 2. a sublet.

1.Primary lease agreements under Austrian tenancy law are for a 3-year duration, so if you are staying for a shorter time in the country, it is better to consider option 2, the sublet. However, if you need to cancel a lease, usually a notice period of three months is required.

  1. A sublet - the leaseholder rents the property to a third party wanting to rent. This is legal in Austria, and a great alternative if you wish to relocate before the duration of your lease has finished.

When signing a lease, you will need to provide references, proof of employment and income, history in renting, and a security deposit, which can be up to three months of rent. It's also useful to know that properties are usually rented unfurnished, so you will need to provide your own furniture and appliances.

There are various ways to find accommodation in Austria. Rental agents and real estate agents are the best starting point, either by meeting them in person to discuss your requirements or by browsing their available properties via their websites. There are plenty of options for you when searching for accommodation, from brand-new, modern apartments, to more traditional houses. Housing can range from a studio apartment to a large villa. It is helpful to work out your budget and what size of accommodation is required well in advance, so that your agent knows what to do.
